La Vieille Fermette is a self catering holiday rental home with it’s own swimming pool & tennis court in south west France. Within 40 mins of the city of Angouleme to the West & 1 hour of Limoges to the East, with Poitiers to the North & Perigeux to the South & right on the borders of the 3 departments, Charente, N. Dordogne & Limousin, it is well placed as a base for exploring the region. The nearest small town is Montbron, under10 mins drive, for all services. The nearest restaurants are between 5 & 15 mins drive

It is spacious enough for up to 8 adults, yet cosy enough for couples too. Being the only holiday gite & on the edge of the quiet rural hamlet of Germanas, which has only 8 houses, ensures a high level of privacy.


Originally a typical Charentais Fermette dating from 1790 with a wealth of beams, exposed stone walls & original features, the house has been sensitively modernised to provide living room , dining area, kitchen, four bedrooms & two bathrooms, with wood burning Godin stove & central heating for all seasons comfort. Spring & Autumn are particularly beautiful seasons often with warm daytime temperatures whilst summers are hot.

Vieille Fermette stands in its own fenced, screened & grassed garden, adjacent to but completely separate from the English owners’ home. In glorious country scenery at any time of year & close to the Tardoire River, the area is uniquely tranquil & very relaxing.


The swimming pool (8 x 4m & 1.2-1.8m deep, which can be heated on request for a small charge) is in the south & west facing garden with surrounding sun terrace, cushioned sun loungers, chairs & parasol plus separate sun terrace away from the pool & new large roofed terrace in the old porcherie where you will find a luxurious Canadian cedarwood hot tub to relax in at any time plus a lounging/dining area & a built in bbq. Perfect for shaded lazing or alfresco dining in the heat of the day & romantic evenings under the stars. Only short distance away is the full sized hard tennis court which guests are free to use as the mood takes them.


Inside the house the ground floor offers a spacious & comfortably furnished living room, with original fireplace with woodburner, stone sink (not in use!) & housewife’s spyhole. French doors open towards the pool area. English free to air satellite TV & radio, DVD/CD player & a small book & DVD library.


The living room leads through to a well equipped kitchen & dining area. Farmhouse style dining table, pews & chairs comfortably accommodate up to 8. The kitchen is all electric (as is water heating) & equipped with hob, oven, dishwasher, fridge freezer, microwave, kettle & coffeemaker & plenty of pans, cutlery, crockery & glasses.

Off the kitchen are a downstairs WC & separate utility with washing machine.

The original wooden staircase leads from the dining area to the first floor with beamed corridor landing, four light & simply furnished bedrooms (1 king, 1 double, 1 twin, 1 bunk beds, all with hanging space & chests of drawers), & 2 modern bathrooms each with full sized baths, mixer taps with shower attachments, WCs & pedestal washbasins. All bathroom fixtures are in white.


Duvets, pillows, fresh bed linen & bath towels provided. Please bring & use your own pool towels outside.


High chair, child gate & 2 baby cots available on request –but please bring your own cot bedding.

For the comfort of all guests we do not allow smoking within the house, nor do we accept pets.

You are assured a warm welcome from the owners who are on hand to help & offer advice if needed but otherwise will leave you in peace to enjoy your holiday.
